Both my Dad and my wife's dad were Real Estate agents their whole working lives.  Most professional agents do a marvelous job representing their clients.  What we have found is though, most do not know how to effectively market equine property if they themselves are not horse people.  We are horse people!

Last year , we made a decision to sell our current horse farm, so that we could move closer to our elderly Mother. What we found was that Realtors don't know how to market horse property! The information that they give the potential buyer, is what they have always done, feature the home, not the horse related part of the property. We did not find this out until we listed our property with the #1 agent for the top firm in our area. She is a lifetime member of the multi-million dollar club, & sells many millions of dollars a year. She was made a vice president of the company due to her skills. She specialized in rural and high dollar properties and had been in the business for over 25 years. Did we make the right choice?

Obviously if we did, this web site would not be up. Trusting her professionalism and years of success, we did not even check to see how our property was presented on their website until 4 months into the listing. What we found answered the question, why were we getting little showing and of those that came out, only one couple even had a horse. What we found was a presentation, slide show on our home. Nothing on the perimeter fence, the four rail wood fence pastures, the 11 stall barn, nothing! We were shocked. By then we were in our last month of a six month listing. The first could not get financing and the second will closed next month. We also had seven inquiries all of whom wanted to be re contacted if this current sale fell through.

How effective was the website on the property? The person who actually made the 2nd offer on it, was able to make a purchase decision pretty much there. After several calls back with questions, she asked how much deposit did we require and whom to make the check out to. We did this sale as a For Sale By Owner, so the will not be a agents commission in this transaction.
